Marbella is located on the southeastern coast of Spain, specifically on the Costa del Sol. This location has attracted the attention of investors and those seeking luxury properties for years, making it one of the most desirable places to live and invest. Discover the trends in the Marbella real estate market and forecasts for the coming years.

Why is Marbella so popular throughout Spain (and beyond)?

Andalusian Climate and Excellent Location

Marbella is a unique place where the sun shines for most of the year (over 300 days!), and winters are extremely mild. Its location on the Mediterranean Sea, along with its favorable microclimate, makes the city attract tourists from all over the world, as well as individuals seeking the ideal property on the Costa del Sol – both for living and capital investment.

Today, it is one of the most popular resorts in the world, confidently competing with Monaco or Saint-Tropez. This position is secured, among other things, by its lack of seasonality. As befits a sunny coast, life in this part of Andalusia continues uninterrupted throughout the year. The holiday season seamlessly transitions into the golf season. It’s no coincidence that the Costa del Sol has earned the nickname Costa del Golf.

Another advantage of Marbella is its excellent transport accessibility. The city is located just a few dozen kilometers from Malaga Airport, which serves connections to major cities in Europe and the world.

Prestigious Lifestyle in the Malaga Region

Marbella offers not only beautiful properties but also a prestigious lifestyle. This seaside resort is famous for its luxurious golf courses, exclusive yacht clubs, fine dining restaurants (including Michelin-starred ones), and cultural and sporting events.

Famous personalities from film, sports, and business often choose this location (in the province of Malaga) as their second home or a place for their dream holidays.

Current Trends in the Marbella Real Estate Market

Stable Market

The Marbella real estate market is characterized by great stability and continuous value growth. The region’s popularity among investors from all over the world means that properties here are treated as a safe and promising investment.

Currently, the rental yield in this part of Spain ranges from 5% to 10% per year, depending on the location, property standard, and chosen rental model. An additional advantage is the dynamic property value growth – it hovers around 10% per year, and last year it reached an impressive 12.3% in Marbella.

Attractive Pricing

Property prices on the Costa del Sol are comparable to or even lower than in the largest cities in Poland.

– Currently, to buy a property that is of interest for rentals, one needs to spend a minimum of 300-350 thousand euros. For this price, buyers typically receive an apartment in an attractive location in and around Marbella, with a living room, two bedrooms, and a terrace. The latter is present in most local developments, as life on the coast largely takes place outdoors. New properties also feature attractive common areas accessible only to residents. These include gyms, swimming pools, and coworking spaces conducive to work – says Renata Lorens, co-owner of International Investment Marbella. She adds – the purchase of a premium property starts from around 1 million euros.

Sustainable Investments

In Marbella, sustainable development is becoming the standard in the real estate industry. Investors are increasingly implementing ecological solutions that not only reduce environmental impact but also lower property maintenance costs. Popular technologies include heat pumps, rainwater management systems, energy-efficient lighting, and photovoltaic installations that utilize the region’s favorable climate with over 300 sunny days a year.

More and more investments are receiving prestigious certifications, such as BREEAM (Building Research Establishment Environmental Assessment Method), which assesses buildings based on their environmental impact and sustainable design.

Premium Segment Still in Vogue

Marbella has been a symbol of luxury on the Costa del Sol for years. It is here that some of the most prestigious properties on the coast can be found.

The offer on the local real estate market is very diverse. Investors can choose from residences with private pools, exclusive villas located in prestigious areas such as Nueva Andalucia, Golden Mile, New Golden Mile, Sierra Blanca, Puerto Banús, La Zagaleta, or La Quinta, as well as luxury apartments and penthouses.

There are also more intimate developments with sea or mountain views.

Growing Interest in Vacation Properties

The pandemic has changed many people’s approach to work and leisure. Remote work and greater flexibility have led more employees to seek vacation properties that can become their second home.

Marbella, due to its climate, lifestyle, multiculturalism, and development prospects (personal and business), is conducive to remote work. This, in turn, increases European interest in the region and prompts investment in properties in southern Spain.

Rising Demand for Luxury Property Rentals

Marbella is a top tourist destination, which generates high demand for luxury property rentals. Investors can expect high income from short-term rentals, especially during the summer season.

Future Forecasts

Foreign Investments

Marbella has been attracting investors from Great Britain, Belgium, Scandinavia, Germany, France, and Poland for years. Growing interest from representatives of the Middle East, China, and the USA may further strengthen its position in the global market. Businessmen seeking safe investments with high returns will particularly focus on luxury apartments and villas.

Infrastructure Development

Importantly, Spain will receive the largest pool of EU subsidies next year. This will allow for the implementation of many key projects, including those concerning infrastructure expansion. These funds can contribute to the further development of the region. They will most likely translate into its attractiveness, and consequently, may increase demand for properties. Marbella is strengthening its position as one of the most dynamically developing places in Europe.

The Spanish real estate market is developing dynamically, attracting investors from around the world every year, and Marbella remains one of the hottest spots on Europe’s investment map. Future forecasts are optimistic. Are you looking for a property in Marbella or its surroundings? Contact us.
